在菲律宾海外国籍与本地国籍买房有哪些区别？

许多投资者都会提的一个问题，外国国籍买房与菲律宾国籍买房都有哪些区别？

价格

开发商的价格都是统一的，

不会针对外国人和本地人有不同的报价，

无论是菲律宾人还是外国人，

每套房子的价格都是一样。

如果是二手房，那就是私人房东定价，

一般是不会针对外国人故意抬高价，

毕竟广告宣传出去时

不知道买家会是哪里人，

价格都是公开的，

当然最后的成交价就看你跟业主

的讨价还价了。

税费

菲律宾政府并没有针对

外国人而制定特别的税费，

也就是说你在菲律宾买房跟本地人买房

要交的税费是一样的，

一手房有12％的VAT

一般都包含在房价里面。

二手房有大概3％的过户费，

6%的增值税

名额限制

菲律宾并不限购，

你可以买一套或者一百套都行。

但这里会有一点区别，一栋大楼，

外国人最多只能占有40％的名额，

剩下60％必须是本地人。

也就是说如果该楼盘

已经有40％是外国人买了，

那剩下的只有菲律宾人才能买，

外国人不可在购买。

贷款

本地人可以贷款交尾款（一手房的期房）

基本上没法贷款，

有工作签证的一般可以贷款最高70％

年限最高10年，利率跟本地人一样。
